About us

At L&Q we believe passionately that people’s health, security and happiness depend on where they live.

We house around 250,000 people in more than 109,000 homes, primarily across London, the south east and north west of England – but we’re more than just a registered charitable housing association.

Our vision is that everyone deserves a quality home that gives them the chance to live a better life.

This echoes our purpose to provide homes and neighbourhoods everyone can be proud of. We will do this by delivering safe, high-quality homes, services and support to all residents.

Our main aim is to ensure that every resident has a safe and decent home and access to services they can rely on.

Our vision

Our vision is that everyone deserves a quality home that gives them the chance to live a better life.

We believe that homes matter to everyone – our mission is to combine our social purpose and commercial drive to create homes and neighbourhoods everyone can be proud of.

As a regulated charitable housing association, we reinvest all the money we make into new and existing homes, creating successful communities and providing services for our residents.

This makes us one of the UK’s most successful independent social businesses.

Our values

We’ve always been a values-led organisation and our values underpin everything we do.

People

We care about the happiness and wellbeing of our customers and our employees.
Passion
We approach everything with energy, drive, determination and enthusiasm.
Inclusion
We draw strength from our differences and work collaboratively.
Responsibility
We own problems and deliver effective, lasting solutions.
Impact
We measure what we do by the difference we make.

Social purpose is central to everything we do. As a not-for-profit organisation, all the money we make is reinvested into helping house those in greatest need.

Our roots date back nearly 60 years, and we’ve been shaping some of the most exciting, diverse and dynamic regions in the United Kingdom (UK) ever since.

Our vision is that everyone deserves a quality home that gives them the chance to live a better life, and our purpose is to provide homes and neighbourhoods everyone can be proud of. We’ll do this by delivering safe, high-quality homes, services and support to all residents.

As a regulated charitable housing association, all the money we make is reinvested into new and existing homes, creating successful communities and providing services for our residents. This makes us one of the UK’s most successful independent social businesses.

Everything we do begins with a social purpose. Our roots are from the ‘new wave’ of housing associations created in the 1960s, starting from a growing social consciousness around housing and homelessness.

In October 1963, the combined dream of 32 young professionals to end homelessness, and a total investment of £64, created the foundation for what is now a 109,000-home social business. We set out to provide a quality, affordable place to live for the most vulnerable in society, and today more than 250,000 people make their homes with us, across the North West and South East of England.

We focus on the needs of our existing social housing residents by investing in their homes, local communities and services. We also create quality homes to suit a range of aspirations, incomes and stages of life, for private rent, shared ownership and outright sale.

The health and safety of our residents are our number one priority and we’re proud to have one of the largest building safety and planned works programmes in the UK.

We’re also a major residential and mixed-use developer, committed to working with like-minded partners to help solve the housing crisis. This means playing a vital role in building much-needed new homes.

As a charitable organisation, our role goes beyond providing homes and housing services. We’re a long-term partner in the neighbourhoods where we work, so we aim to build aspiration, opportunity and confidence in our communities through the L&Q Foundation. We believe everyone should have the same chances in life wherever they live.

Our supported living subsidiary, L&Q Living, also offers housing and other assistance to meet the evolving needs of older and vulnerable people in our society.
